More misery from demolition and construction work beckons for residents in Fitzrovia with new plans announced for the redevelopment of two buildings in Warren Street and Euston Road.
Property consultants Iceni Projects have been pushing leaflets through doors nearby inviting residents to a drop-in event where the proposals can be viewed.
Beyond Collaboration Ltd and Araglin Holdings Ltd bought the freehold of the dual-aspect commercial building at 69-70 Warren Street and 301-305 Euston Road, as well as a town house at 71 Warren Street in 2023.
They now propose to redevelop the lot and will be holding an exhibition of the plans on Monday 19 May on site where the public can ask questions before telling the developers what they think of their scheme.
The leaflet put through neighbours’ doors says the intention is to bring the vacant commercial and residential buildings back into use and a planning application to Camden Council is upcoming.
Aside from some computer generated images which show an extension of the buildings upwards, no real details of the proposals and the scale of destruction and building works have been published. Their project summary page states they want to increase the floorspace from 18,000 to 28,000 square feet — an uplift of just under 1,000 square metres.
Previously the commercial part of the site was occupied by a relationship counselling service and a travel agents.
The Warren Street elevation lies immediately east of a row of mostly residential Grade-II listed buildings in the Fitzroy Square Conservation Area built around 1792.
