
Residents in Warren Street can expect over a year of disruption from demolition and construction work at Fitzroy House, according to a newsletter sent to neighbours this month.
Fitzroy House is a six storey office building, with 10 residential apartments on the upper floors, which faces onto Warren Street, Fitzroy Street and Euston Road. It was constructed in the 1970s.
Beltane Asset Management, along with TPG Angelo Gordon, bought the freehold of the site in September 2024.
Planning permission was applied for in October last year and granted by Camden Council earlier this year for the external alterations of the building to designs by Ben Adams Architects.
Midgard City, who are the main contractor for the project, has now written to residents and business occupiers around the site to give them notice ahead of the start of the main project which also needs a construction management plan (CMP) to be approved by Camden Council.
Some work stripping out the building was carried out earlier this year but the main work is likely to start this month or in the autumn once approval has been given from the Building Safety Regulator and the CMP has been signed off, says Midgard.
Noisy work can only be done during the normal working hours of 8am to 6pm, Monday to Friday, and from 8am to 1pm on Saturdays. No noisy work should be done outside of these hours or on Sundays and public holidays. Camden Council is responsible for enforcing this.
Midgard say they have “established measures to reduce impacts on local residents and businesses”. Parking will be suspended near the site and footway access will be restricted. A notice on the building provides contact information for people with any concerns about the construction work.
Completion of the project is due in December 2026.
