
Plans have been submitted to Camden Council this month to redevelop 37 and 38 Warren Street which also fronts onto Euston Road. If given approval it will be one of many noisy construction projects either planned or underway in the street.
In the autumn last year Weybourne Group revealed its emerging plans for the two buildings which lie midway between Conway Street and Cleveland Street in Fitzrovia.
A planning application has now been made by Verde Real Estate Limited to demolish all the above ground storeys of the two buildings and construct a new single commercial building consisting of seven storeys and external roof terraces, to a design by architects SPPARC.

The existing building is 2,665 square metres gross internal area and the developer plans to increase this by 830 sqm gia.
On the Warren Street side the parapet line would be raised by one storey to bring it to the same height as the corner buildings either side, with two upper floors set back and roof terraces provided for the commercial occupants to use.

On the Euston Road elevation the parapet will be one storey higher with an angled set back to the upper floor, and will also include a roof terrace as amenity for office staff.

Camden Council’s mixed-use planning policy states that an increase in commercial floorspace should be matched by an equal amount of housing floorspace, including affordable housing.
However, no housing is planned on site and instead an offer of ยฃ622,500 as payment-lieu towards Camden’s affordable homes fund is being made with the application.
While architects Spparc are signatories to Architects Declare โ a commitment that priorities the more climate-friendly retrofit and refurbishment over demolish and rebuild โ a planning statement submitted with the application seeks to persuade Camden’s planners that only a new office building is practical on this site.
If given approval, demolition could start in the summer with the new building completed by 2028, according to a construction management plan submitted with the application.
A public consultation on the project is open until 24 February 2026.
