
More noise from demolition and construction is heading to Warren Street as plans are being finalised for a new office building — the fifth construction project either planned or underway in the street.
Weybourne Group is seeking the views of local residents on its emerging plans for 37 and 38 Warren Street which both occupy a site connecting through to Euston Road, midway between the junction of Conway Street and Cleveland Street.

The buildings, which offer commercial space over six floors, are mostly occupied by a charity that provides flexible working accommodation at affordable prices for start ups and non-profit organisations, adding to the diversity of economic activity on the street.
However, Weybourne claims the site is “cramped and unlettable” and is now planning to tear it down and construct a new seven-storey building, “offering the modern, attractive and open-plan office spaces we know businesses want”, designed by architects SPPARC.
Although SPPARC are signatories to Architects Declare — a commitment that priorities the more climate-friendly retrofit and refurbishment — a decision has been taken to build “a wholly new office building”.
The site was part of a 15 property portfolio hoovered up by Weybourne, the private investment company of Sir James Dyson, in 2017, according to real estate company Savills.
Warren Street has seen a flurry of planning applications recently.
Work is currently underway at number 45, permission has been given for an upward extension at 22 Warren Street and 52-56 Fitzroy Street, a roof extension has been granted at 53 Warren Street, and permission is also pending for a large development near the underground station. Backing onto the street, consent has also been given for a new building at 335 Euston Road.
Most of Warren Street comes within the Fitzroy Square conservation area and has more than 20 listed buildings.
Weybourne has been distributing leaflets about the project to residents near the site and will be gathering local comments on its plans ahead of preparing a statement of community involvement to accompany a planning application to Camden Council in due course.
